The scheme delivers 109 bedrooms across 19 different units ranging from 4 to 8-bedroom shared houses. Dwellings fronting Victoria Road are accessible from street level with private terraces within the footprint of a podium level courtyard enveloped by the three sides of the development.

Ground floors to Chesterton Road and Croft Holme Lane are animated with active frontage shop fronts to commercial units providing circa 1,004 sqm of lettable space. The courtyard provides a shared external space with accessible entrances at this level to each unit following access via the resident’s lobby approached from the junction of Croft Holme Lane and Victoria Road.

Following review, a series of interventions were proposed to work within the existing planning consented envelope but to subtly amend the proposals to allow the proposed mix to be developed.
