Regent Street is a 185-unit, build-to-rent residential development located in the vibrant Mabgate area of Leeds city centre. Known for its rich history in the woollen industry, Mabgate is undergoing significant transformation, with numerous new residential projects reshaping this part of the city.

Appointed in December 2020, 5plus Architects led the design development of the scheme, which was submitted for planning approval in August 2021.

The development features a diverse range of one, two, and three-bedroom apartments, offering various sizes and layouts to accommodate different housing needs. Spread across 10 storeys, the design prioritises functionality and comfort. Each apartment is thoughtfully designed to include some form of private external amenity whether a Juliet balcony, projecting balcony, or roof terrace. Balconies and terraces are carefully positioned to optimise both views across the city skyline and sunny southern outlooks.

Generous ground-floor amenities include flexible workspaces, a fully equipped gym, and recreational facilities, ensuring residents have access to spaces that support both productivity and well-being. Outdoor spaces are thoughtfully integrated, with extensive landscaped communal courtyard and a rooftop terrace on the 10th floor, both including trees.

Sustainability is at the heart of the design, with a strong emphasis on minimising operational carbon. The building is integrated with Leeds’ district heating system, one of the largest in the UK, enabling performance far beyond Part L energy efficiency standards.

The architectural form draws inspiration from Mabgate’s industrial heritage. The building’s base features robust brickwork, accented with stepped metal detailing and simple, repetitive window apertures. The top two floors diverge from this approach, introducing a dynamic, concertina roofline that echoes the area’s traditional architectural vernacular.
